SpurLine Holdings is a private commercial real estate investment firm specializing in curation of off-market investment opportunities toward infill, value-add commercial projects.

Our unique process, steeped in deep knowledge and experience and guided by a thoughtful approach to the longer-term community impact of each transaction, allows us to discover beneficial and meaningful investment opportunities off the beaten path.

In the railroad industry, a spur line is a stretch of railway that serves towns, businesses and organizations off the main rail line. Spur lines were and still are a critically important element in building thriving communities across the U.S., connecting businesses and people with resources, information and each other. Commerce was a lot more than a means to an end; it was the connector and force multiplier that brought communities to life.

Finding patterns and demand outside of traditional approaches is what SpurLine is all about. Focusing on infill and value-add projects means we can help turn vacant and underused property into high-quality investment opportunities that are also likely to become a net positive for the communities in which we operate.

Our track record of performance shows our ability to provide strong returns for our clients and partners. While that will always be our baseline, we strive to make a positive and lasting impact at the level of the spur lines of yesteryear.

Beyond helping make the connections that drive meaningful commercial real estate transactions, our ultimate goal is to help communities thrive.

OUR VALUES

THE BEST OPPORTUNITIES ARE ON THE SPUR LINE

The main line serves the traditional routes and will always be an important element of our business and for commercial real estate as a whole. The spur line travels off the beaten path and into territory that needs an outlet and investment and that’s primed for evolution and transformation. Opportunities on the spur line are our sweet spot.

COMMERCIAL REAL ESTATE MUST BE A NET POSITIVE FOR COMMUNITIES

Success in modern commercial real estate is about shifting from being transaction-focused to being community driven. While investment returns, leases, financing and closings will always be a part of what we do, we believe that every transaction and the portfolio of transactions as a whole must result in a net positive for the communities where you and we operate.

OUR TENANTS, BUYERS, SELLERS AND INVESTORS ARE OUR PARTNERS

Commercial real estate is a world driven by property. At SpurLine, we’re driven by people. The best results happen when we are completely aligned with our tenants, buyers, sellers and investors, and that only happens when we treat each other as partners, equally invested in each others’ success.

INTEGRITY IS NON-NEGOTIABLE

It shouldn’t need to be said, but it does. Our integrity is part of who we are and something we will never compromise. We will do the right thing even when it’s the hard thing, and we expect the same of our partners.
